What are home measurement services?

A home measurement service is just what it sounds like: Based on what you want, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your home with a measuring tool — either a tape or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like closets, patios, and pantries. They might sketch the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area of the house and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a measurement or floorplan service needed?

Property taxes

Tax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unverified — meaning you may be taxed for more space than you actually have! Unless an appraiser has completed a recent appraisal or home measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting your home on the market

A measurement service can secure a fair price for your property. Area is one of the biggest elements potential buyers look for when purchasing a home — but since these values are often estimated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of your home as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your home is to reference a previous appraisal or measurement service completed by a certified appraiser (after any updating that may have affected square footage).

Information for real estate professionals

To make sure that your client's property sells at a price that properly reflects true market value, we recommend requesting a home measurement of the property. Clients, and especially potential buyers, will be grateful for your eye for detail, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool for getting potential buyers interested since they can see the layout and details of the property before and after touring.
